Practiced in construction industry over 35 years, I witness how the building’s quality evolved overtime. Starting from 2006 by CIDB (Construction Industry Development Board Malaysia) to promote the QLASSIC (Quality Assessment System in Construction) to let independent checker to evaluate a project’s workmanship, the average national QLASSIC Score saw a rose from 69% in 2014 to 72% in 2020.  Although the third party quality evaluation is still not mandatory, nowadays we saw developers, seriously dedicated to quality, can achieve above 80% marks.

As our Head Quarter in Taiwan focuses in the property development over seven decades, to build a quality home for buyer is rooted in our company’s quality control system and people. That is why our 1st hotel project in Malaysia, Capri by Fraser Bukit Bintang, achieved 86% score back in 2021.

What Is the Benefit for Home Buyers

Engagement of an independent checker to assess a project by QLASSIC provides a fairer quality view for homeowners to know what they bought into. Its criteria are categorised into

  1. Architectural works: e.g. finishes in wall, floor and ceiling, window, door, fixtures, material and its function test
  2. M&E Fittings: e.g. plumbing fitting, sanitary fitting, power point, lighting…, function test and safety, joint alignment, scratches, damages etc. 
  3. External Works: e.g. common facilities, external drain, roadwork…, functionality, damages etc.

Achieving a high QLASSIC score means your home has met stringent quality standards and brings benefits below

  1. Safety with peace of mind: owners know their homes have been built to quality standard
  2. Reduced maintenance cost: fewer repairs, longer lifespan and less replacement cost
  3. Higher resale value: high score homes tend to have higher resale values

Is High QLASSIC Score Really Enough 

One type of quality is “VISIBLE” which represents roughly 70% in QLASSIC’s assessment and 30% need to use specific tools for measurement and test.

However, the other type of quality is “INVISIBLE”, such as whether water proofing layer properly applied, how many layers of coating in painting, its material grades to endure sun and rain, concrete strength, piping joint welding method to avoid leakage… etc. which relies on a Quality Control System operated by construction professionals and adequate site inspectors employed.

For a quality emphasis developer like us, actually the quality checking starts from the design and drawing quality, material grade and spec opted to later main builder and sub builders qualification, material inspection, site inspection and management.
